Renting a Lake Annecy villa for 10 guests: family or friends under one roof
Three generations, two families or a group of old friends: how to choose a large villa where everyone finds their place.

You are the one doing the organising. The dates are more or less settled, the party numbers eight, nine or ten, and it falls to you to find the house that will please everybody. A Lake Annecy villa for 10 guests is not chosen in the way you would choose somewhere for four: the number of bathrooms, the size of the table, access to the upper floors and room for the cars all weigh more heavily than the decor.
This guide takes, in order, the questions organisers tend to ask: why one large house rather than several smaller properties, which criteria to check, how to accommodate three generations, what to do on rainy days, how to handle meals and journeys, and when to book. At each stage we set out what Villa Tomar offers, in Talloires, where the house was designed to sleep ten in five bedrooms, and what is worth asking us before you make up your mind.
A Lake Annecy villa for 10 guests: why one large house rather than several properties?
For a party of ten there are three options: five hotel rooms, two neighbouring apartments, or an entire villa. Each has its merits, and the right answer depends on what you want from the stay. If the aim is to spend time together, the large house wins almost every time.
Truly together, without living on top of one another
Two apartments mean two kitchens, two sitting rooms, and a group that splits on the very first evening into those who host and those who have to make their way over. A large villa rental on Lake Annecy solves the problem through shared space. That space still has to be sized for ten, and everyone needs somewhere to withdraw to.
The right balance comes down to two figures: the floor area of the living spaces and the number of proper, closed bedrooms. At Villa Tomar, the living room measures 110 m² and each of the five bedrooms has its own bathroom. You gather for coffee, drift apart for a siesta and come back together for dinner, without anyone having had to negotiate.
Villa or hotel: which is better for a group of ten?
A hotel has real points in its favour: round-the-clock service, no meals to plan, a reception desk that answers at any hour. For a couple, it is often unbeatable. For ten people, its limits begin to show: the lounge is shared with other guests, the children have to keep their voices down, the pool keeps its own hours, and the only place where everyone can gather is the dining room.
A villa turns that logic on its head. You do not have staff on hand at all times, but you do have a place that is entirely yours, where breakfast is taken whenever each person pleases and the evening can run on without disturbing a soul. Services can then be added as and when you want them. Our guide to luxury villa rental on Lake Annecy sets out this comparison for every kind of stay.
What you gain from having everything on site
A group of ten moves slowly. Every outing means counting seats, agreeing on a time and waiting for the stragglers. The more the house offers by way of things to do, the more smoothly the stay runs.
That is the appeal of a house with a pool, a cinema room and a gym: part of the group can set off on a hike while the rest stay by the water, and nobody feels they are missing out. If the pool is your first criterion, read our advice on renting a villa with a pool around the lake as well.
The criteria that really matter in a villa for ten
Every listing for a large holiday house on Lake Annecy quotes a capacity. That figure says nothing about real comfort: sleeping ten may mean five genuine bedrooms, or three bedrooms topped up with sofa beds. These are the points to check before anything else.
- The number of closed bedrooms, not the number of beds
- The number of bathrooms and where they are
- The size of the living room and of the dining table
- Access to the upper floors for guests with reduced mobility
- Parking and electric vehicle charging
- Air conditioning, welcome under the eaves in high summer
How many bedrooms and bathrooms do ten people need?
For ten adults, allow five bedrooms. Any fewer and someone sleeps in the sitting room, and that someone is up before everybody else or last to bed. The same rule holds for bathrooms: one per bedroom removes most of the friction, from the morning queue to washbags getting muddled.
Villa Tomar fits that pattern exactly, which makes it a 5 bedroom villa on Lake Annecy in the strict sense: five bedrooms, five bathrooms. The precise bed arrangement (doubles, singles, whether they can be separated) is one of the points we confirm when you enquire. Tell us who is in the group, couples, children, anyone travelling alone, and we will explain how the house lends itself to it.
Shared spaces on the scale of the group
A table where ten people sit down together, a sitting room where ten people sit down together: it is less common than you might think. Many houses advertised for ten were designed for six and stretched with extra beds. Always ask for the floor area of the living room, and look at the photographs of the table.
At Villa Tomar, the first floor is given over to life in common: a 110 m² living room, an open kitchen with its bar, and a double-height living room with a wood-burning fireplace, all on a level with the terrace, the pergola and the pool. You can view the bedrooms and living spaces to get a sense of the proportions.
Parking, and the arrival of several cars
Ten people seldom arrive in a single vehicle. Reckon on two or three cars, sometimes more when families are coming from different parts of the country. Around the lake the lanes are narrow and public parking fills quickly in summer: a house with no parking of its own becomes a daily nuisance.
Villa Tomar has a 62 m² garage fitted with an electric vehicle charging point. The exact number of cars the property can take, garage and outdoor space combined, depends on the size of the vehicles: let us know how many you expect and we will give you a precise answer.
Three generations under one roof
Grandparents, parents, children: a three-generation holiday is the most demanding case of all. Rhythms differ, and so do needs. A family villa on Lake Annecy has to let the eldest move about without effort, keep the children occupied and give the parents room to breathe.
A villa with a lift: the detail that changes everything for older guests
Most villas on the lake are built into the hillside, over several levels, with stairs. For a grandparent whose knees tire, or for anyone who walks with a stick, that often means being confined to one floor, far from the terrace or the bedrooms.
Villa Tomar has a lift serving all three of its levels, from the garage to the bedrooms on the second floor. It is a rare feature among holiday rentals in the region, and it changes how bedrooms are allocated: nobody is assigned a room on grounds of mobility. It also makes life easier for everyone, from luggage on arrival to shopping carried up to the kitchen. If a member of your party uses a wheelchair, mention it in your enquiry: we will give you the relevant dimensions and tell you about any thresholds.
And for the children?
Children soon find their bearings in a large house: a cinema room for the end of the afternoon, a terrace, a garden, and the lake two minutes away. The villa stands on a 1,133 m² plot, which leaves room to play without leaving the property.
With young children, three questions deserve to be asked before booking, here as anywhere: the pool's safety arrangements, the equipment available on site (cot, high chair) and the bedroom best suited to a family. We prefer to answer case by case, according to the children's ages, rather than promise a standard kit. Do mention their ages in your message.
Bedrooms spread over two floors, for everyone's privacy
Five bedrooms on the same landing make a hotel corridor. Spread over two levels, they allow you to arrange things around different rhythms. At Villa Tomar, two bedrooms are on the first floor, each with its own bathroom and a balcony facing the lake. The second floor brings together the master suite, with its balcony over the lake, and two further bedrooms with bathrooms.
In practice, families often put the early risers or the grandparents on the first floor, close to the living spaces, and the night owls or teenagers on the second. Every room is air-conditioned, which matters for the top-floor bedrooms in July and August. You can tour the villa level by level to draw up your room plan.

With friends: a villa that keeps everyone occupied
A holiday with friends on Lake Annecy rarely brings together ten people who want the same thing at the same moment. Some run, some read, and others are simply waiting for drinks on the terrace. A villa for groups on Lake Annecy succeeds when it offers enough possibilities for each guest to shape their own day, and one place where everybody converges in the evening. And when the group fancies a change of scene, the beaches of Lake Annecy, free or paying, are a few minutes away.
The pool and the terrace, the centre of gravity of the stay
In any holiday house there is always one spot where people end up. At Villa Tomar, it is the first-floor terrace: it extends the living room, runs alongside the pool and looks out over the bay of Talloires. Facing south-west, it holds the sun until evening.
The outdoor kitchen under the pergola changes how the place is used: lunch is prepared without leaving the swimmers, the table is laid outside, and people stay. For a group of friends, it does away with the usual divide between those cooking indoors and those enjoying themselves outside.
Cinema and gym: what to do on rainy days?
In the mountains the weather turns quickly, summer included. A storm at the end of the day or a grey morning, and ten people find themselves shut indoors. That is the moment an ordinary rental shows its limits.
The ground floor of the villa is devoted to leisure: a 17 m² cinema room for a film or a final watched together, and a 32 m² gym for those who would rather not give up their session. Add the wood-burning fireplace in the double-height living room for evenings late in the season, and a rainy day becomes an interlude rather than a setback.
Golf, paddleboarding, cycling: activities less than five minutes away
The Golf du Lac d'Annecy lies practically at the end of the road: an 18-hole course, par 69, 4,926 metres long, founded in 1953 and laid out by the architect Cecil Blandford. The golfers in the party can set off early and be back for lunch.
The bay of Talloires is two minutes away: paddleboarding, boating, wakeboarding and swimming are all on offer there in season. As for the cycle route around the lake, it is a classic that can be ridden in full or in stages, according to how fit each person feels. To put together a programme over several days, see our page on things to do in Talloires.
Celebrating a birthday or a family occasion
A milestone birthday, a golden wedding anniversary, a reunion after several years: many stays for ten begin with an occasion. The villa lends itself to this naturally, within the limit of its ten residents.
A birthday dinner cooked by a chef, at the villa
Booking a table for ten at a restaurant imposes a time, often a single set menu, and a drive home. Bringing a chef to the house lifts all three constraints: dinner is held on the terrace or in the double-height living room, at the hour you choose, and nobody gets back behind the wheel.
This service is offered at extra cost, on top of the rental, and is provided by an independent chef. The menu is drawn up with the chef beforehand, taking account of everyone's tastes, diets and allergies. For a birthday, do let us know early: chefs' availability tightens in summer and over bank holiday weekends.
Can you hold a reception in a rented villa?
The question comes up often, and the answer depends on the house. Villa Tomar is a holiday home designed for ten people: it is let to be stayed in, not as an events venue. A celebratory meal among residents falls squarely within that use.
If you have something else in mind, a few guests for dinner or a particular occasion, say so in your very first message. Every request of this kind is considered case by case, and a clear answer before booking is better than a misunderstanding on the spot. It is a question to put to any owner, whichever the villa.
Booking a fine table around the lake
Lake Annecy has seven restaurants with stars in the 2026 Michelin Guide, thirteen stars in all. Two are in the commune of Talloires-Montmin: the Auberge du Père Bise, where Jean Sulpice presides, and the Auberge de Montmin, each with two stars. Le Clos des Sens, in Annecy, holds three.
For a table of ten, book several weeks ahead, and it is wise to ask whether the restaurant can seat you all at a single table. Our detailed selection appears on the page devoted to the lake's Michelin-starred restaurants.
An executive seminar or a team retreat, in a small group
Some teams are looking for something other than a hotel meeting room: a quiet place where five to ten people stay, work and dine together for two or three days.
Can a villa host a seminar?
In practical terms, a large house suits an executive committee or a small team staying on site very well: everyone sleeps under the same roof, conversations carry on outside working hours, and privacy is complete.
Villa Tomar is first and foremost a holiday residence. Any professional use must therefore be set out and approved at the time of the enquiry: number of participants, nature of the sessions, any outside speakers. Write to us with your plans and we will tell you frankly whether they are compatible with the house.
Work in the morning, enjoy the lake in the afternoon
The format that works best for a small group alternates working mornings with free afternoons. The 110 m² living room allows ten people to gather around one table, the cinema room lends itself to a projected presentation, and the terrace provides a second setting for breakout discussions.
In the afternoon, golf, the lake or a walk up to the viewpoints take over. Meals can be entrusted to a chef and journeys to a chauffeur, two services at extra cost provided by independent professionals and arranged before you arrive.
Getting there: Geneva, Annecy, the TGV station
Talloires lies on the eastern shore of the lake. The nearest international airport is Geneva, and Annecy station is served by TGV from Paris. The last few kilometres are by road, along the lake.
Journey times vary markedly with the season and the hour: the eastern shore road is busy on summer evenings. For a team arriving on several flights or trains, it is better to group the arrivals and arrange a shared transfer than to hire one car after another.

Meals for ten: getting organised without the chore
Three meals a day for ten people over a week comes to more than two hundred covers. It is the subject that wears the organiser down fastest, and the one that deserves to be settled before you leave home.
A kitchen designed for entertaining
The villa's kitchen is fully equipped and opens onto the living room, with a bar where you can settle to keep the cooks company. The outdoor kitchen, under the pergola, doubles the work stations in fine weather: the grilling outside, everything else indoors.
A few principles make life simpler for a group: a rota by evening rather than by task, a help-yourself breakfast, a shared shopping list drawn up before arrival. If you need to know about a specific piece of equipment (oven capacity, number of place settings), put the question in your enquiry.
Bringing in a chef: how does it work?
You give us your dates, the number of diners, the occasion and any dietary requirements. We come back to you with a proposal and its price, separate from the rental. The chef then takes care of the shopping, the preparation, the service and leaving the kitchen in order.
Many groups settle on a mixed arrangement: a chef for the dinner on the night of arrival, when nobody feels like going shopping, and for the most important evening of the stay. The rest of the time, the house is all you need. The details are on the private chef at the villa page.
Where to shop at the markets around the lake?
The market in Annecy old town is held all year round on Tuesdays, Fridays and Sundays, from 7am to 1pm, around Rue Sainte-Claire. Tuesday is given over to food: it is the day to remember for Savoie cheeses, fish from the lake and fresh fruit and vegetables. Arrive early, as parking in the town centre becomes difficult from mid-morning.
Closer to the villa, the shops in Talloires and Menthon-Saint-Bernard cover everyday needs. For the big arrival shop, an order placed in advance and collected on the way will win you back your first evening.
Getting there and getting around in numbers
The logistics of travel are the second subject that weighs on the organiser. With ten, it all comes down to the number of vehicles and the question of who drives in the evening.
How do you reach Talloires from Geneva or Lyon?
From Geneva, the motorway runs as far as Annecy, then the eastern shore road follows the lake through Veyrier-du-Lac and Menthon-Saint-Bernard to Talloires. From Lyon, the route takes the motorway towards Chambéry and then Annecy. By train, Annecy station is the point of arrival, to be completed by taxi, chauffeur or hire car.
We do not give a precise journey time here: it can double between a Tuesday in May and a Saturday in August. Work out your route for the actual hour of your arrival, and allow a margin on the peak holiday getaway days.
Do you need several cars once you are there?
Not necessarily. The lake is two minutes from the villa and the golf course is at the end of the road: a good many days can be spent without taking to the road at all. One car for every five people nonetheless remains a sensible rule of thumb if you intend to visit Annecy, drive up to the Col de la Forclaz or go skiing in winter.
Electric vehicles can be charged in the garage at the charging point installed there. For outings as a party of ten, a minibus with a driver is often simpler than three cars to park in the old town.
Chauffeur and transfers: the easy option
The private chauffeur is a service at extra cost, provided by an independent professional and booked before you arrive. It proves its worth in three situations: transfers from the airport or the station when the group arrives in dribs and drabs, dinners out, when nobody has to be the designated driver, and day excursions.
Give us your flight or train numbers in your enquiry: the earlier transfers are known, the better they can be coordinated. The arrangements are set out on the private chauffeur page.
When should you book a large villa on Lake Annecy?
A group's calendar is less flexible than a couple's: several diaries have to be aligned, sometimes several school holiday zones too. All the more reason to start early.
Why do the large villas go first?
Supply is narrow. The shores of the lake are protected, building plots are scarce, and houses with five bedrooms or more, a pool and a view are few in number. Set against that limited supply, demand from groups concentrates on the same weeks.
There is a further point: a family of four can fall back on dozens of properties, whereas a group of ten has only a handful of options. For anyone seeking a villa that sleeps 10 in the French Alps, the safest course once your dates are more or less fixed is to check availability, even if the make-up of the group is not yet final.
School holidays, bank holiday weekends, summer: the most sought-after periods
July and August account for the bulk of enquiries, with a peak around the Fête du Lac, traditionally held on the first Saturday in August. Next come the May bank holiday weekends, the spring holidays and the Christmas and New Year period, when the ski resorts of the Aravis are only a short drive away.
If your dates are dictated by an event or by the school holidays, plan ahead. If they are flexible, give us two or three options in your message: that is often what makes a solution possible.
The shoulder season, the smart choice for groups
May, June, September and early October are the months regulars prefer. The light is softer, the roads are clear, and restaurant terraces can be had without booking weeks in advance. Golf is played in good conditions and the footpaths are quiet.
For a group without school-age children, friends, an executive committee, grandparents with very young grandchildren, this is when the villa is at its best: the fire in the evening, the terrace at midday, and the lake almost to yourselves.

Villa Tomar, a Lake Annecy villa for 10 guests
Set in Talloires, on the eastern shore, Villa Tomar is a contemporary 450 m² residence whose interior architecture is by Capezzone Architecture. It sleeps ten and was designed for precisely the use described in this guide: bringing a group together without sacrificing anyone's comfort.
Three levels, five suites, one horizon
The ground floor is for leisure and logistics: an entrance hall, the 17 m² cinema, the 32 m² gym, the laundry room and the 62 m² garage with its charging point. The first floor is for life in common: the 110 m² living room, open kitchen, double-height living room and fireplace, terrace, outdoor kitchen, pergola and pool, together with two bedrooms with bathroom and balcony.
The second floor holds the master suite and two further bedrooms, each with its own bathroom. The lift connects all three levels, every room is air-conditioned and the windows face south-west, towards the lake. Full details are on the page introducing the villa.
- 10 guests, 5 bedrooms, 5 bathrooms
- 110 m² living room and double-height living room with fireplace
- Pool, terrace, pergola and outdoor kitchen
- 17 m² cinema and 32 m² gym
- Lift serving all three levels
- 62 m² garage with charging point
- 1,133 m² plot, two minutes from the lake
What is included, and what costs extra
The rental covers the whole house and all of its facilities: pool, cinema, gym, garage, charging point, lift and air conditioning. You share nothing with other travellers.
Experiences are not part of the rental. Private chef, chauffeur, yoga and treatments are services at extra cost, offered on request and provided by independent professionals. Each is the subject of a separate proposal, tailored to your dates and the number of participants. The other terms of the stay (length, booking conditions, housekeeping) are set out in our reply, before any commitment on your part.
Sending your enquiry
Booking is direct, with no intermediary. So that our first reply is a useful one, give us four pieces of information: your dates, even if approximate, the number of adults and of children with their ages, the occasion for the stay, and the services you would like to add.
Add your practical questions too: bed arrangements, number of cars, any particular accessibility need, possible guests. We reply personally to every message. To begin, simply send us your dates.
